§ 105-31. Administrative review—Application and process.

  • In order to decrease time delays for certain projects, applications for the following may be submitted to, reviewed, and approved/denied by the designee of the plan commission, on behalf of the plan commission in accordance with IC 36-7-4-1402(c). The designee of the plan commission shall be the city planner/executive director of the department of city planning as appointed in accordance with IC 36-7-4-311(a). In the absence or vacancy of this position, the plan commission may appoint an interim designee from the staff of the department of city planning. Conditions and/or modifications may be required by the designee in accordance with this chapter. Only the following items may be considered as part of the administrative review process:

    (1)

    Final site plans limited to those identified by section 137-35(b).

    (2)

    Signage that meets the size, area, and location requirements of chapter 129, on-premises sign standards, and the requirements of this chapter.

    (3)

    Parking modifications, provided the total number of spaces per lot does not exceed 50, or the total increase to an existing lot that exceeds 50 spaces does not exceed ten percent of the existing number.

    (4)

    Any improvement or modification, that has not been identified as being exempt from this chapter, which requires design review and is not otherwise identified within section 105-30(1)a.
