§ 105-35. Design professional review.

  • Each application for development plan/design review shall be evaluated by a third party design professional. The plan commission, or its designee, may not consider an application for design/development plan review without the evaluation of a design professional. This evaluation, at a minimum, shall include a checklist that signifies the design professional has reviewed and evaluated the proposal relative to each requirement contained within this chapter. The design professional shall indicate whether the proposal is appropriate, satisfactory, inappropriate, or not applicable. Items identified as being satisfactory or inappropriate shall require the design professional to outline the reasons for this evaluation for plan commission consideration. The plan commission, or its designee, as part of the review of any application shall consider this evaluation. This evaluation, as may be modified by the plan commission, or its designee, may be adopted as the written findings required by IC 36-7-4-1406 and section 105-37. To expedite the administrative review process, the designee of the plan commission may perform both the required design professional review and administrative review for a given proposal.
