§ 105-235. View corridors.

  • Only projects subject to design/development plan review which are located within the areas identified by the referenced map and this section shall be subject to this restriction. Projects shall be developed in a manner that promotes, frames, or otherwise does not restrict the view corridors identified on the map. View corridors have been identified to maintain a sense of place and to emphasize longstanding structures that have served as visual landmarks to the community. Views may be intermittently interrupted as may be approved by the plan commission provided the proposed development has been designed to minimize the interruption and otherwise meets the intent of this chapter. As part of the review process, the plan commission, or its designee, may request additional documentation that may include, but shall not be limited to, sections, perspectives or computer imaging that shows the context of a project in relation to the established view corridor. Required documentation shall be dependent on the scope of the proposed project and its location. The corridors shall be defined as follows:

    (1)

    Main Street/Church Street. From the centerline intersection of Mishawaka Avenue and Main Street following the centerline of Main/Church Street to the intersection of the Grand Trunk Railroad underpass and Church Street. The corridor shall be 160 feet in width, 80 feet on either side of the centerline of the road.

    (2)

    Lincolnway. From the centerline intersection of Lincolnway East and Laurel Street following the centerline of Lincolnway to the intersection of Lincolnway West and Logan Street. The corridor shall be 140 feet in width, 70 feet on either side of the centerline of the road.

    (3)

    Spring Street. From the intersection of Spring Street and Fourth Street following the centerline of Spring Street to where, if projected due north, Spring Street would intersect with the southern bank of the St. Joseph River. The corridor shall be 120 feet in width, 60 feet on either side of the centerline of the road.

    (4)

    River Center. From the intersection of Mishawaka Avenue and Main Street following a straight line to the projected intersection of the south bank of the St. Joseph River and Spring Street. The corridor shall be 120 feet in width, 60 feet on either side of the line.
