§ 129-73. Permitted signs by zoning district.

  • Only the following signs shall be permitted in the following zoning districts:

    (1)

    R-1 single-family residential district.

    a.

    One nameplate.

    b.

    One real estate sign per smallest street frontage.

    c.

    One construction sign per subdivision.

    d.

    One integral sign.

    e.

    One monument sign for places of religious worship with a display area of no greater than four feet high vertical by six feet wide horizontal and 24 square feet total, and with a vertical height of the sign of no greater than five feet above the ground level.

    f.

    One unilluminated monument sign at each street entrance to a platted subdivision with ten or more buildable lots, with a display area of no greater than four feet high vertical by eight feet wide horizontal and 32 square feet total, and with a vertical height of the sign of no greater than five feet above the ground level; however, no such sign shall be so placed as to obstruct the view of motorists.

    (2)

    R-2 two-family residential district.

    a.

    One nameplate.

    b.

    One real estate sign per smallest street frontage.

    c.

    One construction sign per subdivision.

    e.

If the lot frontage is less than 150 feet wide the maximum vertical distance between the existing grade and the top of the sign may be 15 feet.

    (ii)

    Seventy-five-hundredths square foot of sign copy area per three linear feet of lot frontage on the public right-of-way and 1.25 feet of sign display area per three linear feet of lot frontage on the public right-of-way. If the lot frontage is less than 80 feet wide, the maximum sign copy area may be 20 square feet, and the maximum sign display area may be 33 square feet. The maximum display area shall be no greater than 450 square feet and the maximum copy area shall be no greater than 270 feet.

    (iii)

    One freestanding sign per lot.

    One foot of vertical height of sign structure per ten linear feet of lot frontage on the public right-of-way. The maximum vertical height of a sign structure shall be 35 feet. If the lot frontage is less than 150 feet wide, the maximum vertical distance between the existing grade and the top of the sign may be 15 feet.

    (ii)

    Seventy-five-hundredths square foot of sign copy area per three linear feet of lot frontage on the public right-of-way and 1.25 feet of sign display area per three linear feet of lot frontage on the public right-of-way.     Window identifications signs.

    Projecting signs; and projecting signs as approved by the board of public works and safety with a minimum clearance of eight feet six inches between the grade of the sidewalk and the lowest point of the sign, and shall be located at the center of the building facade.

    n.

    Freestanding signs.

    1.

    One freestanding sign from the following sign type list, or one sign which is a combination of the sign types from the following list:

    (i)

    Changeable copy signs.

    (ii)

    Institutional bulletins.

    (iii)

    Public service message signs.

    (iv)

    Electronic reader board.

    (v)

    Multiface freestanding signs.

    2.

    The freestanding sign shall meet the following standards:

    (i)

    One foot of vertical height of sign structure per ten feet of lot frontage on the public right-of-way. The maximum vertical height of a sign structure shall be 35 feet. If the lot frontage is less than 150 feet wide the maximum vertical distance between the existing grade and the top of the sign may be 15 feet.

    (ii)

    Seventy-five-hundredths square foot of sign copy area per three linear feet of lot frontage on the public right-of-way and 1.25 feet of sign display area per three linear feet of lot frontage on the public right-of-way. If the lot frontage is less than 80 feet wide, the maximum sign copy area may be 20 square feet, and the maximum sign display area may be 33 square feet. The maximum display area shall be no greater than 450 square feet and the maximum copy area shall be no greater than 270 square feet.

    (iii)

    One freestanding sign per lot.

    o.

    One temporary sign as approved under section 129-75, temporary sign permits.

    (18)

    S-2 planned unit development district. All signage within a planned unit development that is adopted after the effective date of the ordinance from which this article is derived shall conform to the sign standards of the most restrictive zoning district in which the various land use would otherwise be permitted. The plan commission shall not deviate from these regulations.
